WHY CHANGE IS NEEDED

For years, shareholders have raised the same concerns. Those concerns remain unresolved.

Documented issues include:

FINANCIAL MISMANAGEMENT

  • The Daniels Drain project added $900,000 in new shareholder debt
  • No strategic plan exists to repay $3.1 million in additional mortgage debt
  • Annual shareholder costs increased by more than 20 percent since 2022
  • Required audited financials have not been provided since 2022

OPERATIONAL OVERSIGHT FAILURES

  • Management company behavior toward shareholders is consistently reported as unprofessional
  • Shareholder accounts contain frequent billing and accounting errors
  • Phone calls and inquiries often go unanswered
  • Maintenance represents roughly half of annual costs despite unit level maintenance responsibilities
  • Major projects move forward without competitive bid processes
  • Maintenance decisions rest with a single individual without daily supervision

These issues impact every shareholder. Inaction increases risk.

THE RISK OF MAINTAINING THE STATUS QUO

  • Continued debt growth without a repayment plan
  • Ongoing cost increases
  • Limited financial transparency
  • No accountability for vendors or management

Board leadership exists to protect shareholder interests. Oversight must be active, informed, and disciplined.
